What We Do

Projekt provides property consultancy services to owners and occupiers of commercial property.

 

All of our property services can be provided as a one-off service or as part of a bespoke outsourced property function. 

We minimise risk, reduce costs and add value by understanding your corporate challenges and creating bespoke solutions which are innovative, high quality and cost effective. 

We can deal with any size of portfolio, supported by our team of specialist Chartered Surveyors.

Property Consultancy Services

  • Landlord & tenant - rent reviews, lease renewals and break options

  • Lease regears - to secure advantageous terms and minimise future risk

  • Expert witness - market-leading expert witness representation if third party proceedings are required

  • Due diligence - on any property or business transaction, including mergers & acquisitions

  • Agency - acquisitions, disposals, relocations and surrenders of freehold and leasehold premises

  • Valuations - including Red Book-compliant (by RICS Registered Valuers) and regular FRS 102 revaluations

  • General consultancy advice - including investment, planning and development advice, market research and market analysis

  • Property management - commercial property management, as well as service charge, energy and insurance cost challenges 

  • Procurement of services and utilities

Outsourced Property Function

  • Portfolio review of your operational estate - including opportunities to release value and self-fund projects (e.g. store refits)

  • Develop a property strategy aligned to your business objectives

  • Accurate reporting and KPI compliance

  • Reconcile operational needs with physical, fiduciary, statutory, legal and other business requirements

  • Work effectively with board level directors and other functions to deliver your property strategy

  • Prepare and present board reports including deal analysis, financial modelling, demographic analysis, competitor assessments and concise recommendations

  • Liaise with finance teams to forecast accurate budget rents

  • Instruct and manage the legal process after agreement of Heads of Terms to ensure a streamlined transactional conclusion

  • Promote acquisition requirements where portfolio gaps exist in existing or new markets

  • Create a standardised lease bible to ensure that lease wording is aligned to your business objectives

  • Manage corporate package or group disposals, mergers and acquisitions, including those involving insolvency proceedings

  • Instruct, manage and motivate internal and external teams, consultants and contracts - ensuring effective co/cross-working to facilitate doing business

  • Share best practice and train your staff in the latest market, legal and technical updates, as well as providing a graduate or APC/AssocRICS training programme through our sister company, Property Elite
